Job Description Job Description Description: The Regional Facilities Manager will work directly with the VP of Facilities in overseeing and leading all aspects of the region’s maintenance operations, management of service requests, quarterly property audits, quality, and consistency to JSR standards of make-ready apartments, repairs, and preventative maintenance of apartments and interior/common exterior areas and capital improvements. In addition, the Regional Facilities Manager will be responsible for developing and training the maintenance teams at all regional communities. Finally, the Regional Facilities Manager will work with the VP of Facilities to create and implement standardized procedures and best practices across the portfolio to ensure compliance with JSR standards. Responsibilities Develop and implement standardized maintenance procedures and best practices across the portfolio. Monitor the maintenance and upkeep of all mechanical equipment and HVAC systems. This includes preparing and managing site equipment inventory and age analysis to develop preventive maintenance and replacement schedules. Organize and schedule annual capex property walks. Participate in the maintenance new hire process. Communicate job expectations and coach maintenance supervisors on job performance and disciplinary issues. Monitor the team’s performance against assigned objectives as well as individual contributions. Provide feedback for improvement, recommendations, and development of the maintenance teams within the region. Provide general maintenance support to all communities within the region. Direct management of assigned CAPEX projects to include project development, project scheduling, pricing excel sheets, value engineering, vendor management, project budgeting, contract development, track ROI, and attend monthly capex meetings. Maintain a long term, annual capital budget equal to or greater than the “hold period”. Participate in the development of yearly property maintenance/capex budgets and attend budget meetings. Assist in the development of quarterly Maintenance Supervisors meetings. Responsible for tracking and providing support of property monthly safety meetings. Assist in Standard Operation Procedures (SOP) development and implementation. Attend property Due Diligence as required. Always represent JSR professionally, including a business casual dress code and neat, professional appearance. Assist in the development and implementation of new JSR maintenance policies and procedures. Demonstrate knowledge and adherence to all applicable building/county codes and safety standards with knowledge of risk management and OSHA/SDS policies and procedures. Ensure annual building systems inspections are completed as required. Ensure that all service staff follows work safety practices/protocols. Responsible for proper training and use of company tools and equipment. Qualifications 5–7 years of experience in multifamily residential maintenance operations, including supervisory or regional responsibility. Strong working knowledge of building systems, including HVAC, electrical, plumbing, appliances, and general maintenance. Proven leadership experience training, coaching, and supporting maintenance supervisors and site teams. Experience with capital projects and preventive maintenance programs, including budgeting, scheduling, and vendor coordination. Knowledge of building codes, safety regulations, and risk management, including OSHA and SDS standards. Highly organized with strong communication skills, able to manage multiple priorities across a regional portfolio. Proficiency in Microsoft Excel and Word; experience with Yardi a plus. EPA and OSHA 10 certifications strongly preferred. Travel required in the Northeast and Mid-Atlantic; valid U.S. driver’s license required. Requirements:
